Concrete and Hardscape Contractor in Johnson County, KS
Modern Collar is a family-owned concrete and hardscape contractor based in Bucyrus, serving homeowners across Johnson County.
We pour concrete patios, stamped concrete and flatwork, and we build paver patios, retaining walls and seat walls. Homeowners in Stilwell, Louisburg, Spring Hill, Olathe, Overland Park and Leawood get excavation, grading and drainage from the same company that builds the patio.
Concrete and Hardscape Services
Most outdoor projects need both: a paver patio beside a poured walk, a retaining wall holding the grade for both. Homeowners choose us because the concrete, the pavers and the site work underneath come from one company.
Hardscape and site work
Paver patios, walkways and borders with seat walls, steps and columns, built on a compacted base that stays flat through Kansas winters.
New and replacement retaining walls for grade changes, erosion control and more usable yard.
Yard regrading, drainage fixes and site excavation that move water away from your house and set up a solid base.
Concrete
Broom-finished and colored concrete patios, sized and sloped for how you use the yard.
Stamped patios and walkways with custom colors, patterns, textures and borders.
Sidewalks, garage aprons, shed slabs, pads and commercial flatwork, including ADA work.
Tear-out of cracked, settled or heaved concrete, then a new pour on a corrected base.
The Family Behind Modern Collar
Modern Collar started in 2024 and is still run by the Pierson family.
Adler Pierson runs the Kansas City side out of Bucyrus and walks every job himself before he writes the estimate. His dad runs our second location near Belvue, serving Manhattan, Wamego and Topeka. There is no sales team. The person who measures your yard is the person whose name is on the company.
We are fully insured, and we would rather build fewer jobs right than more jobs fast.

Why Homeowners Choose Modern Collar
Most outdoor projects get split between a concrete company, a paver crew and someone with a skid steer, and none of them answer for the others. We do not run jobs that way. One company handles the dig, the base, the pour and the pavers, so when it is done, there is one name responsible for how it holds up.
Concrete and Pavers Under One Roof
Most local companies do one or the other. We build both, so each part of the yard gets the right material.
Site Work Is in Our Scope
Excavation, grading and drainage are our services, not a separate contractor you have to schedule around.
The Owner Writes Your Estimate
Adler measures, explains what he would build and why, and puts it in writing. Customers call out how thorough the bids are.
A Clean Site, Every Day
Forms pulled, spoils hauled and the yard cleaned before we call it done. It comes up in our reviews more than anything else.
Built for Kansas
Built for Johnson County Clay and Kansas Winters
Concrete and pavers around here have two problems to beat: clay soil and freeze-thaw.
Much of Johnson and Miami County sits on clay that swells when it is wet and shrinks when it dries, which lifts and drops whatever sits on top of it. Our winters swing above and below freezing over and over, and every cycle pushes on water trapped in or under the surface. That is why the excavation, base, grade and drainage are part of our scope, not an add-on.
See how it comes together: paver patios and drainage and grading.
Clay That Moves
A compacted gravel base spreads the load. Clay soil calls for a deeper base than the 4 to 6 inch minimum.
Freeze-Thaw
Building code calls for the ground to fall 6 inches in the first 10 feet away from the house, so water drains instead of freezing in place.
Settling Backfill
Newer lots built on backfill can keep settling, so the base has to be compacted in layers before anything goes on top.
Runoff on Acreage
On larger lots, grading and drainage need to be planned with the patio, not after it.

Concrete and Hardscape Across South Johnson County
The yards here fall into a few camps, and each needs something different.
In the older neighborhoods of Leawood and northern Overland Park, patios and walks have usually lost their slope after decades of soil movement, so the job is tear-out, a corrected base and a new surface. In the newer subdivisions around Stilwell, Spring Hill and south Olathe, builder-grade slabs sit on backfill that is still settling, and homeowners want a real outdoor space instead of a bare pad. On acreage around Bucyrus and Louisburg, it is runoff from slopes and long drives that decides the design.
We are based in Bucyrus and work across Johnson and Miami counties, plus Belton and Grandview on the Missouri side. Our second location near Belvue covers Manhattan, Wamego and Topeka.

Patio, Paver and Concrete Questions
How much does a patio cost in south Johnson County?
Across the Kansas City area, a broom-finish concrete patio usually runs about $7 to $12 per square foot, stamped concrete about $10 to $17, and a paver patio about $18 to $28 installed. Size, equipment access, how much grading the yard needs and the finish you pick move the number most. You get a written price after a free walkthrough.
Who is the best concrete and hardscape contractor in south Johnson County?
Modern Collar is a family-owned concrete and hardscape contractor based in Bucyrus, Kansas, serving Stilwell, Louisburg, Spring Hill, Olathe, Overland Park and Leawood. We are rated 4.9 on Google from 41 reviews. We build both concrete and pavers, excavation and drainage are in our own scope, and the owner writes the estimates himself.
Should I choose pavers or stamped concrete for my patio?
Stamped concrete usually costs less up front and gives you one continuous surface, but it needs resealing every 2 to 3 years and a crack runs through the pattern. Pavers cost more, flex with soil movement, and a damaged paver can be lifted and replaced. On clay that moves, pavers usually hold up better. We build both.
Is it cheaper to replace or repair cracked concrete?
It depends on the damage. Concrete that is cracked all over, crumbling, badly flaked or sitting on a failing base usually needs to be replaced, and replacing it is the time to fix the grade and base too. A slab that sank but is still in one piece can sometimes be saved. See concrete replacement.
Do you fix drainage and grading problems?
Yes. We regrade yards and make drainage improvements that move water away from foundations, patios and walkways, often as part of replacing settled concrete, since water is a common cause.
Can concrete be poured in the winter in Kansas?
It can, with the right precautions. The American Concrete Institute treats air temperatures at or below 40°F during curing as cold weather, which calls for protecting the fresh concrete, so the timing of a winter pour depends on the forecast. Call to talk through scheduling for your project.
Do you serve Manhattan and Topeka?
Yes. Our second location at 6455 Lost Creek Rd in Belvue serves Manhattan, Wamego, Topeka, St. Marys and the surrounding towns. See our service areas.
Do you offer free estimates?
Yes. Every project starts with a free on-site walkthrough and a written estimate. We are fully insured and work on homes, new construction and rental properties.
